Building more council homes for the local community

Housing is one of Haringey Council’s top priorities

Haringey Council has ambitious home building programme to deliver the first new council homes in a generation, with as many as possible built on existing council owned land. Our aim is to build 3,000 new homes in the next decade. This is an important priority as like many other local authorities, we do have an acute shortage of affordable homes in the borough, with almost 12,500 households on our council home waiting list. Many of these are families with young children in overcrowded conditions. Our programme also includes a series of supported housing schemes for our vulnerable residents who have suffered homelessness, including rough sleeping, and who are being provided with onsite care and support to help them into independent living.

Our proposals for Ivatt Way

The development will seek to provide two residential buildings providing supported council accommodation. These will comprise of:

  • 10 self-contained apartments, communal areas and spaces for support staff. Building A will provide supported living accommodation for adults with learning disabilities.
  • 17 self-contained apartments, communal areas and spaces for support staff. Building B will provide supported living accommodation for young parents and their children.

At the heart of the new development is a landscaped open space which is arranged along the new pedestrian through route. This space is intended to be used by existing residents nearby and the larger community as well as the new residents of the proposed building. Both buildings will have communal facilities for residents including meeting rooms, laundry facilities and a garden area.

The proposed development will provide an opportunity to utilise vacant space below Belmont Road bridge. The creation of a new courtyard space open to residents, is designed to eliminate current anti-social behaviour in this location.

To ensure this space reflects the needs of the local community, we are looking for residents to become involved in a new co-design group. Sustainability

Haringey Council is committed to ensuring that new homes will be environmentally sustainable, with a target of achieving zero carbon where possible. All homes will have high levels of insulation, efficient heating systems and incorporate solar panels and underfloor heating that will help to keep running costs low. The new buildings will be constructed with responsibly sourced and environmentally friendly materials.

Secure cycle parking for new residents will encourage active and sustainable travel.

Parking

A parking survey is being undertaken to ensure that the impact on parking in the local area is fully considered.

Design approach

The proposed development has been designed to respect the scale, character and appearance of the surrounding area. A selection of simple natural material is being proposed for the development.

New tree planting

The current proposals for the site will mean the removal of approximately 24 trees. We are currently looking at new tree planting both on the site and in the surrounding area that will aim to replace all the trees, and potentially add more to the local environment. 

This will be part of the comprehensive landscaping plan to ensure that the quality and appearance of the local environment is protected and enhanced.
